Halfway between North York Centre and Finch stations, at 5220 to 5250 Yonge Street, Ellie Condos is a 310-unit residential tower that was close to finished when its developer, G Group, went into receivership. RENX reported in December 2025 that the court appointment came after construction liens, with roughly $185 million owing to the lender, Romspen. When the receiver, Fuller Landau, reported to the court in April 2026, six units looked like an especially tangled case. Each had a signed purchase agreement that never closed before the receivership, and each appeared to be occupied by someone other than the buyer. Those agreements contained a clause that, in the receiver's words:
"only allows the purchaser or members of the purchaser's immediate family to occupy the unit for residential purposes only."
That clause is a small detail inside one building's court file. It also shows the pressure on the whole corridor. In Willowdale, presale condos were usually bought to be rented out. That financing model has stalled, and the towers now rising along Yonge are being planned as rentals from the start. A resale condo bought here today will spend its next decade competing with them.
What a court-supervised building looks like from the buyer's side
Most buyers never see a receivership closing, so the mechanics are worth spelling out. In March 2026 the court approved a listing broker for Ellie's six remaining inventory units and approved a standard vesting order. That order lets the receiver transfer each unit without a new court motion every time a deal is signed. The units are being sold one at a time. Nobody is auctioning off the whole tower.
Pricing is the part buyers find hardest to read. The receiver filed its summary of residential sale amounts as a confidential appendix, and the court sealed it until the sales close. Nothing in the public filings shows a discount, so anyone treating Ellie as a guaranteed bargain is guessing. In May 2026 the court also ordered the occupants of specific units to provide their occupancy agreements or details.
The receiver's February forecast expected the commercial space to be finished by May 2026, with the commercial condominium registered by the end of June. As of the latest posted filings, from mid-May 2026, those were still targets. The public record we reviewed does not confirm that either happened.
Why one stalled building matters for the whole corridor
Ellie is the only documented receivership on this stretch of Yonge. The mechanism behind it is much wider. A Bank of Canada analysis published in February 2026 notes that presales are a key source of financing for builders, and that lenders have traditionally wanted about 70% of a project's units presold. The buyers who filled those presale quotas were often investors. In June 2025, Toronto City Planning reported that interest in new condos had slowed and that some investors were facing negative cash flow because their costs had outpaced rents.
Across the GTHA, Urbanation's second-quarter 2026 survey shows what follows:
- Pre-construction condo sales fell 80% to 50 units in Q2 2026.
- There were no new project launches for a second straight quarter.
- 1,022 units were cancelled in the quarter, and 11,653 have been cancelled since the start of 2024.
- Completed units still held by developers rose 68% year over year to 5,001.
Condo units under construction across the GTHA fell to 38,252 in Q2 2026, down 39% from a year earlier and 64% below the 2023 peak. When a builder can't presell 70% of a tower to investors, the condo version of that tower doesn't get financed. Rental is the other route.
What is actually rising near the Willowdale subway stations
The rental route is showing up along this part of Yonge. The project furthest along is a rental. The newest applications are rentals. One site that began as a condo has switched to rental. The condo proposals on the corridor are still waiting on paper.
| Address | Developer | Tenure | Units | Status |
|---|---|---|---|---|
| 4800 Yonge, SW corner of Yonge and Sheppard | Menkes | Market-rate rental | 498 | Under construction |
| 5294–5306 Yonge | Mirabella | Rental, switched from condo | 439 | Resubmitted June 2026 |
| 11–21 Johnston Ave, near Sheppard–Yonge | Stafford | Purpose-built rental | 524 | Proposed March 2026 |
| 5400 Yonge | Fieldgate Urban | Condo | 699 | Proposal |
| 26–38 Hounslow Ave | Mattamy Homes | Condo | 305 | Proposal |
| 5205 Yonge | Inmino | Condo | 329 | Proposal |
| 5318–5334 Yonge, Yonge and Churchill | Arkfield and Bento | Condo plus affordable rental | 963 | Proposal |
The Mirabella site has the clearest history. The 2017 application there was for a 33-storey condominium with 328 units. The June 2026 resubmission is a 48-storey rental with 395 market-rate and 44 affordable units, and its parking drops from 254 spaces to 156. Menkes' tower is just as telling. Construction began in 2022 directly above the Line 4 Sheppard subway tracks. Urbanize Toronto reported this spring that it will reach 168 metres and become North York's tallest building.
Federal and Ontario rebates on qualifying purpose-built rentals, along with CMHC's MLI Select financing, which allows amortizations of up to 50 years on qualifying new construction, are available to projects like these. No developer on this list has publicly said those programs drove its decision.
What the benchmark says that the average hides
Here is where price data starts to matter. TRREB reported that the average condo apartment price in the City of Toronto was $651,648 in August 2026, down 2.1% year over year. An average moves with whatever happened to sell that month. TRREB's Home Price Index tracks a typical, consistent unit instead, and for Willowdale's two districts it shows a steeper decline.
| August 2026 apartment benchmark | Price | Year over year |
|---|---|---|
| C14, Willowdale East and Newtonbrook East | $558,700 | -10.12% |
| C07, Willowdale West, Newtonbrook West, Lansing-Westgate | $492,700 | -9.37% |
| City of Toronto | $496,000 | -6.93% |
Supply was also heavier here. Counting all home types, C14 had 5.7 months of inventory in August 2026 and C07 had 5.8, compared with 4.6 for Toronto overall. Average listing time was 38 days in both districts, compared with 35 citywide. Those inventory figures include houses, so they don't isolate condos. They point the same way as the benchmark, though. Willowdale's apartment market has more choice for buyers, and prices have adjusted more than the citywide headline suggests.
Where a resale condo's competition will come from
This is the core of the thesis. For a condo owner who rents the unit out, rent is the number that matters. In Q2 2026, TRREB recorded average rents in C14 of $2,273 for a one-bedroom and $2,954 for a two-bedroom, with 944 apartment units listed and 738 leased. C07 averaged $2,232 and $2,902. Rental conditions across the GTHA are firmer right now. Urbanation reported that months of supply for condo rentals fell to 0.9 in Q2 2026 from 1.2 a year earlier, as completions began to slow.
Look at who will be leasing next. The Mirabella plan includes 229 one-bedrooms. The Stafford plan includes 334. Menkes adds 498 units directly over a subway interchange. If these buildings are completed as planned, the next large block of new one-bedrooms near the Sheppard–Yonge and North York Centre stations will be leased by a single landlord per building. Individual condo owners will not be the ones offering them.
For someone buying to live in the unit, the same table points the other way. The condo proposals at 5400 Yonge, Hounslow, 5205 Yonge and Yonge and Churchill are all still proposals. Until they are financed and built, the corridor is adding few new condo units that could later come up for resale.
Questions to settle before an offer on this stretch of Yonge
- Is the building registered, and is the developer solvent? Ellie's residential declaration was registered even as the project went into receivership, so registration alone doesn't settle the second question.
- Is the seller a receiver? If so, expect a vesting order on closing and pricing that stays sealed until the sale completes.
- Does any purchase agreement restrict who can occupy the unit? Ellie's agreements limited occupancy to the purchaser or immediate family. Assignment and new-build paperwork deserves the same close read.
- Which rental buildings will finish near this one? For a unit you plan to lease, the delivery dates of 4800 Yonge and later projects matter as much as this month's rent comparables.
A Few Questions We Hear Often
Are Willowdale condo prices still falling?
The most recent TRREB data, for August 2026, shows apartment benchmarks down 10.12% year over year in C14 and 9.37% in C07. TRREB's September report had not been posted when this was written.
Can I buy one of Ellie's remaining units?
The court has authorized the receiver to sell six inventory units through a broker under vesting orders. The latest public filings, from May 2026, don't confirm which of those units have sold or at what price.
Will 5300 Yonge definitely be built as a rental?
It is a pre-construction proposal resubmitted in June 2026 with no completion date. The site has gone through several designs since 2017.
Buying a condo on Yonge between Sheppard and Finch right now means pricing in more than the comparables. You also need to check the building's history and the rental towers planned nearby.
