GTA Realtors® Release October 2026 Stats

GTA Real Estate Market Update by Toronto Regional Real Estate Board

TORONTO, ONTARIO, November 4, 2026 – Uncertainty around inflation, borrowing costs and the economy kept many Greater Toronto Area (GTA) home buyers on the sidelines in October. While monthly mortgage payments for an average priced home have edged up compared to a year ago, they are still much more affordable than required payments in 2023 and 2024.

GTA REALTORS® reported 5,603 home sales through TRREB’s MLS® System in October 2026 – down 7.9 per cent compared to October 2025. New listings entered into the MLS® System amounted to 14,173 – down by 11.9 per cent year-over-year.

On a seasonally adjusted basis, October 2026 home sales and new listings were up month-over-month compared to September 2026.

“If a Canada-U.S. trade deal is reached, GTA residents could gain a clearer picture of the economic outlook. Combined with a resolution to the conflict in the Middle East, this could help ease concerns about inflation and economic uncertainty, strengthen consumer confidence and renew interest in homeownership as we move into 2027,” said TRREB President Daniel Steinfeld.

The MLS® Home Price Index (MLS® HPI) Composite benchmark was down by 4.3 per cent year-over-year in October 2026. The average selling price, at $1,024,108 was down by 2.7 per cent. On a seasonally adjusted basis, both the MLS® HPI Composite and average selling price edged up month-over-month compared to September 2026.

“GTA homebuyers continued to benefit from substantial negotiating power on price over the past year. While borrowing costs have increased on the back of higher inflation, the impact on monthly mortgage payments has been mitigated by lower selling prices, helping keep affordability in check,” said TRREB Chief Information Officer Jason Mercer.

“While we continue to experience shorter-term volatility in the ownership housing market, we can’t lose track of the fact that the permanent population will continue to grow in our region. Policy announcements, including HST rebates and development charge reductions should help bring a greater diversity of ownership and rental supply online in the medium-term to ensure new families are properly and affordably housed,” said TRREB CEO John DiMichele.

5 Home-Selling Myths Worth Ignoring

Once word gets out that you're thinking of selling, the advice starts pouring in from neighbours, coworkers and that one relative who watches a lot of renovation shows. Some of it is useful. Plenty of it isn't.

Before you make any big decisions, take a closer look at five pieces of "common knowledge" that can quietly work against you:

Myth: Going it alone means keeping more money.
Skipping an agent might look like savings on paper, but pricing strategy, marketing reach and negotiation experience all have real dollar value. One misstep in any of those areas can cost far more than it saves.

Myth: Price high and leave room to negotiate.
Buyers shop in price brackets, so an inflated number can hide your home from the very people searching for it. And when a listing lingers, buyers may start to think something's wrong with it, which tends to invite lower offers, not higher ones.

Myth: The market decides everything.
Conditions matter, but they're not destiny. A well-prepared, well-presented home can outperform its market, while a neglected one can struggle even in a strong market.

Myth: A big renovation pays for itself.
Major projects rarely return their full cost when you sell. Focus instead on necessary repairs, deep cleaning and small cosmetic touches that help buyers see the home at its best.

Myth: Nothing sells in the off-season.
Buyers who are house hunting in the colder months tend to be serious ones, and fewer competing listings can mean more attention for yours. The best time to list is when you're ready.

What to Expect When Selling Your First Home

Selling a home can feel even harder than buying one. The first place you owned holds a lot of history, and handing the keys to a stranger stirs up more emotion than most first-time sellers expect.

It helps to shift how you see the house before it hits the market. From the day you decide to sell, your home becomes a product, one that shows best when it's tidy, neutral and easy for buyers to imagine as their own. Packing away personal items and clearing out the clutter isn't about erasing your memories; it's about making room for someone else to picture theirs.

Pricing takes the same clear-eyed approach. The number that feels right to you is built on years of attachment, but buyers only see what comparable homes have sold for lately. Together, we can study those comparables and land on a price the market will support.

Then comes the middle stretch: showings on short notice, feedback that occasionally stings and an inspection that may reopen negotiations. Build some flexibility into your plans so surprises don't knock you off course. By the time closing day arrives, the hard part is behind you, and the next chapter is waiting.

How to Compare Multiple Offers

Multiple offers are a great problem to have, but still a problem to solve. The biggest number on the page isn't automatically the best deal, so it helps to judge every offer on three fronts:
  1. Certainty: How likely is this offer to actually close? A cash buyer removes financing risk entirely. For financed offers, look at the strength of the pre-approval and the size of the deposit. A buyer with real skin in the game is less likely to walk away.
  2. Conditions: Every condition, from inspection to appraisal to the sale of the buyer's current home, is a door the deal can exit through. Fewer conditions mean a smoother ride, so in some cases, a slightly lower offer with a cleaner contract can outshine a higher one loaded with escape hatches.
  3. Convenience: Does the timeline fit your plans? A buyer who can close on your schedule, or offer flexibility on possession while you arrange your next move, is bringing value that doesn't show up in the offer price.

When the offers stack up, we can review them side by side and weigh each one against what matters most to you.
